How often is the cleaning done?
Communal hallways and stairs are cleaned fortnightly.
Window Cleaning is every three months.
You are responsible for the cleaning the inside of your windows.
Cleaning of internal communal windows and partition glazing is carried out annually.
The east bin store is swept and tidied every month
The inside of the bins are cleaned every three months, with cleaning split over two consecutive weeks to tie-in with rubbish collections.

Who deals with insurance?
Contents insurance is the responsibility of owners and tenants. Buildings Insurance is arranged via RHMC. In the event of a claim for damage please contact us.
Are there any restrictions on the use of car parks?
The car parks at Redwood House are designed to accommodate private cars and motorcycles only. All vehicles parked should fit into the space provided (both width and length) so as not to impede other users. Oversized vehicles must park in designated bays and no overnight use of vehicles is allowed on-site. No commercial vehicles, vans, lorries, trailers, caravans or boats are allowed. Visitors should be advised to park in unnumbered spaces. It is helpful if all overnight visitors show which flat they were visiting by putting a small note on their dashboard. All drivers park at their own risk.

DO's and DON'Ts at Redwood House
It’s not our intention to bombard people with lots of constraints but, over the years, and in addition to the Lease, we’ve developed some basic DOs and DON’Ts. We hope you find them useful rather than restrictive.
Communal Clutter
Personal property should be kept inside your flat. Communal areas are not for storage unless agreed in writing by RHMC. Anything left in communal areas, which may constitute a hazard or breach fire regulations will be removed without notice.
No Smoking
This is the law in all communal areas within the building. You may smoke outside but you should be at least three metres away from the building and you should clean up after yourself.
Meter Cupboards
These should be kept closed and always locked and nothing may be stored inside. Anything found inside a meter cupboard will be removed immediately and disposed of. You may also be charged for disposal.
Use of the gardens
Garden furniture may be used but must be removed from grassed areas at the end of each use. It may be sited or stored on the gravel areas but mustn’t constitute a hazard or interfere with maintenance access.
Barbecue's should only be lit well away from the building and must be taken away after use. Neither barbecues nor gas canisters may be stored in communal areas.
Schhh! Please do not disturb neighbours with noisy chatter or music when you are enjoying the gardens.
The Lease
Do you have a copy?
All owners will be given a copy of their Lease at the time of purchase. If you are renting, ask your landlord for a copy of the Lease. A copy of a typical Redwood House Lease can be viewed here but there may be some slight differences between this and your own particular Lease.
Windows
Leaseholders are responsible for their windows, window frames, window fitments, and for the doors to their individual flats.
Laundry
No laundry should be left to dry outside your flat, on any balcony or in any communal areas, and should not be hung so that it is visible from outside.
Noise
All residents have the right to peace and quiet, so please ensure that no TV, radio, music, musical instruments, DIY, or other sources of noise are audible outside your flat between the hours of 11pm and 8am. This also applies to communal areas and gardens.

No animal may be kept on the premises without prior permission from RHMC. Dogs should be kept on a lead at all times when inside Redwood House communal areas and gardens. Any dog mess must be picked up immediately, bagged and properly disposed of, preferably in public bins that can be found around Charlton Down.
